Two-time reigning premiers Albion are undefeated after four matches. Their three wins include a seven-wicket Twenty20 defeat of Mornington this month.
Mornington's sole win was a five-wicket Twenty20 defeat of Kookaburras last round.
Cady said: "Court House will always be strong. But I think the team that has come up the most in the last two years is definitely Mornington. They're definitely title contenders, on their day."
He added: "They've got a couple of young kids that are batting a lot better, and they're a pretty determined side with their captain, Rhyce Kliendienst. He's a fair competitor, so they're always in the game."
Cady said player numbers "are definitely down across the whole town with second grade not starting yet".
"Our club definitely doesn't have the numbers at this stage to run a second-grade side week in, week out," he said.
"So, the more competitive first grade can be - teams not feeling like they're gonna get flogged every Saturday - the better it is, I think, for the whole competition," he added.
