An affordable housing strategy for Gunnedah may soon come to fruition if a motion is moved at the December Gunnedah Shire Council meeting.

Councillors will vote on whether or not to allocate $73,180.80 to the strategy from the sale of 61 Lincoln Street, which was sold for $389,000 in September, according to realestate.com.au
A council spokesperson said the remaining funds would then be used "to implement strategies that arise from the development of the plan".

The strategy will be a "broad document" that addresses the strategic planning issues related to future housing needs in the Gunnedah local government area, the papers read.
"In developing the strategy, council will consider demographics, housing supply and demand and how this is likely to change over time, local land use opportunities and constraints, along with other relevant evidence," the author wrote.
"The strategy will also identify areas of cultural, environmental, heritage or local character significance.
"The background information and evidence base required in the development of the strategy will also have a focus on affordable housing and inform council if there is a need for an affordable housing contribution scheme relevant to the Gunnedah local government area, as well as make other recommendations in relation to affordable housing."
The papers stated that if the scheme was needed, it would "provide the mechanism for council to levy developer contributions for affordable housing".
The strategy would be delivered by the council's team leader building and strategic projects with support from the council's community and social planner, and a newly appointed senior development officer.
