The first villas of a new 67-villa retirement village on Kamilaroi Road could be finished as early as mid-2015 if the project is approved.

An application to Gunnedah Shire Council for the $12.5 million development shows the project, called Oak Tree Gunnedah, would include a community building, pool and bowling green.
The project is proposed by the Oak Tree Group, a major retirement village group that has similar projects under construction in Tamworth and Armidale.
Oak Tree Group has villages across Queensland, NSW, Victoria and Tasmania.
The Gunnedah site is a 7.82 hectare undeveloped property on the corner of Pearson Street and Kamilaroi Road.
“The proposal provides for the construction of a seniors’ housing development comprising 66 dwellings which contains a range of attached, semi-detached and single buildings comprising 20 three-bedroom dwellings and 46 two-bedroom dwellings,” the application says.
The project is bigger than the one to be built in Tamworth, but not as large as the one under way in Armidale.
It is described as a “housing development for seniors and people with a disability”.
It would be developed over 18 stages.
A spokeswoman for Oak Tree Group said yesterday the group had a “keen focus” on regional Australia.
“Our passion is developing affordable accommodation in regional areas where local residents can remain in the towns they grew up, raised their families and currently love living,” she said.
“Oak Tree Gunnedah is a boutique style village of only 67 villas offering a mix of two and three bedroom villas, duplex-style.
“Village community facilities will include a well-appointed village centre to enjoy social activities, in-ground swimming pool and bowling green.”
The development will be a gated community with a village manager.
“We expect to deliver the first available villas mid-2015,” the spokeswoman said.

The Oak Tree Gunnedah application is on public display at Gunnedah Shire Council’s office.
