The development application proposes the demolition of an existing building at 161 Merton Street, Boggabri and construction of a two-storey building to contain two retail premises and short-stay accommodation.
The proposed 1014 square metre site was most recently used as a cafe and takeaway food outlet, with a residential unit located at the rear.
The site was also the home of The Commercial Bank of Sydney from 1906 to 1926, a menswear store, a radio sales and service store, as well as a television sales and service store, until 1986.
The developers said the two shop fronts on the ground floor would keep in the theme of the streetscape of Boggabri and provide opportunities for retailers to open up in the community.
The development will also provide modern accommodation primarily for workers within the mining industry on the first floor, with off-street parking for 11 cars via a rear lane.
If approved by council, building will start in October with operations expected to begin in June 2015.
The developers, from Queensland, Sydney and Boggabri, own another business in Boggabri.
The application is open for written submissions from the public up until 5pm on Friday, September 5.
